The Stables

Where is it?

It is situated just south of the village of Much Birch.
Much Birch is on the A49 half way between Hereford and Ross on Wye. 7 miles from each. From Hereford, go through Much Birch (past the Axe & Cleaver pub, past the car lot). Then at the foot of the long layby turn left at the little crossroads into Laskett Lane for Hoarwithy. Now immediately turn right down our drive.
We live in five acres of grassland, trees and lawn. There are two large ponds.

Which is it?

You pass a rickety wooden barn. It's not that.
Turn the corner and in front of you is a big stone house. It's not that.
But the lovely red brick Coach House and Stables ...
The Stables is the left half.
Go into the arched entrance and take the left door.

What's it like?

   

Downstairs you look west onto the lawn, trees and afternoon sun through the large french windows.
This room is a large lounge, wooden floored with beams above. The lounge area is 5 metres by 7 metres - as is the bedroom upstairs.
Facing east onto the orchard and morning sun is the open plan kitchen. Next to it is the bathroom.

   

The spiral stairs take you up to the beautiful vaulted bedroom with windows facing both east and west. There is an ensuite also.

The house is unfurnished but is equipped with an oven with hob, a dishwasher and a washing machine + dryer. The whole house is electric - storage heaters provided. It is also heavily insulated - walls, floor and roof. An incredibly warm and friendly house. It is very well sound insulated from your neighbour.

How much is it?

The rent is £525 per month. It is let on a short term 6 monthly renewable lease, as is usual. This includes electricity within reason (neither of the previous two tenants has exceeded this in 10 years!). It also includes water. The deposit is one months rent and one months notice is to be given (two requested) - if you ever leave!

There is a car park and some covered storage area in the barn available. We do also get broadband!

The place is ideal for a single person. It is also on the A49 bus route. The nearest pub is about a quarter of a mile. The nearest shop about two miles, as is the Church and the Doctors.
